This type of building is not normally subject to a building permit, but falls into the category of sheds and is therefore by its nature exempt from building permits. There is no limit to the number, but the total building area must not exceed 15 square meters. The height may not exceed three meters from the ground to the roof ridge and the building must be placed at least 4.5 meters from the property line to the neighbor. It may be placed closer to the border if the neighbor agrees. The consent should be in writing. Special regulations may exist with restrictions on proximity to the property boundary, etc. If you have questions regarding building permits, we recommend that you contact your municipality's urban planning office, as local deviations are common.
The building must be located within a maximum radius of 25 meters from the residential building, otherwise a building permit is required. Also bear in mind the fire safety rules that apply to buildings larger than 10 square meters and located closer than four meters to the house. However, as usual, you must comply with the rules in the Planning and Building Act (PBL). To be on the safe side, it is always good to check what applies in your particular municipality.
For wood-fired saunas, notification is required for the installation of a fireplace. All our products are CE certified in accordance with EU conventions and meet all standards, but local inspectors can still make their own local decisions based on the landscape and location of your villa or where the sauna will be built. If you build closer to the sea, lake or watercourse than 100 meters, a beach protection permit is normally required under the Environmental Code. Many municipalities have shore protection areas, usually 300 meters from the shoreline. In these cases, an exemption is required before you can build. Contact the building committee in your municipality before you start building. They will be able to tell you whether you are allowed to build a shed in the place and in the way you have planned.
